Property defects are one of my favorite types of meditations. Always full of surprises and strange details always unfolding. While they are interesting for me to understand, they are obviously something you all will want to avoid! Here are some observations and quick tips on how to (hopefully) avoid encountering a property defect issue as either a buyer or seller.

Well, the time has finally come. As of July 1, 2022, California’s state-wide eviction moratorium protections have ended. With few exceptions, this leaves many landlords the opportunity to regain possession of units, and for the tenant, an uphill battle in resolving back owed rent and potentially needing to find new housing. The scenario is really stressful, expensive, and complicated for both landlords and tenants. Here is some important information and suggestions to help you move forward in this process.

On the eve of the most recent expiration date, California passed a statewide measure designed to help those renters who are experiencing financial hardship due to COVID-19. Assembly Bill 2179 will grant a moratorium extension ending on June 30. Los Angeles County has extended its eviction moratorium through the end of 2022 for residential tenants. However, for most other parts of the state, the moratorium runs out at the end of the month. Tenants in other parts of California, as well as their landlords, are becoming increasingly worried about how to handle rental debt and whether or not to evict, or how to approach the subject.

Roommates can have disputes for a number of reasons. It can be difficult to decide what to do when there is a problem with the lease, how to divide things like property, various expenses, cleaning and maintenance, etc. Mediation is great for roommate issues because they can be difficult to resolve alone, and there isn’t always an ideal place to deal with them in court. Mediation is also a way to address these issues very quickly and at a small cost compared to alternatives.
